ADU - Accessory Dwelling Units

What is an ADU?

Accessory Dwelling Units (ADUs) are secondary residential units (attached or detached) permitted on single-family properties under New York State and local zoning laws. In Westchester County, ADU regulations vary significantly by town, particularly with respect to size, lot coverage, setbacks, parking, and the approval process.

Common ADU Constraints in Westchester County

  • Lot size limitations often control ADU feasibility more than size caps

  • Local rules frequently require Planning Board approval

  • Septic systems may need to be expanded to support an additional bedroom & kitchen

  • Yard setbacks usually mirror those of the primary house and can trigger a zoning variance

Understanding these constraints early helps determine which ADU configurations are feasible before design work begins.

ADU & Accessory Dwelling Unit Design

Adding an accessory dwelling unit (ADU) to your property creates flexible living space while maximizing your home's value. Whether you're converting an existing garage, building above it, or adding a detached unit, proper design and code compliance are essential.

Why Add an ADU?

Homeowners across the county are choosing ADUs for:

  • Multigenerational living - aging parents or adult children who need independence with proximity
  • Rental income - long-term tenants or short-term rentals where permitted
  • Home office or studio - dedicated workspace separate from your main residence
  • Guest accommodations - visitors stay comfortably without disrupting your household
  • Property value - well-designed ADUs increase your home's marketability

Garage Conversions & ADU Design

We specialize in transforming underutilized garages into fully functional living spaces. A typical garage conversion ADU includes:

  • Full kitchen and bathroom facilities
  • Separate HVAC system for climate control
  • Proper insulation and weatherproofing
  • Code-compliant egress windows and exits
  • Electrical service sized for the new loads being created.
  • Plumbing connections for water and waste

Navigating New York Building Codes

ADU projects require careful attention to New York State building codes and local zoning regulations. Key compliance areas include:

  • Zoning: lot coverage and setback requirements.
  • Energy Code requirements.
  • Septic field assessment and design if applicable.
  • Planning board/ Zoning board applications.
  • Max ADU size permitted in your town.

We handle the entire permitting process, working directly with your local building department to ensure your project meets all requirements.

Our ADU Design Process

Initial Consultation - We assess your property, discuss your goals, and determine feasibility under local zoning.

Schematic Design - Floor plans and elevations showing how the space will function and integrate with your existing home.

Construction Documents - Detailed drawings and specifications for building department submittal, including structural, mechanical, plumbing, and electrical systems.

Permitting Support - We coordinate with the building department through plan review and address any comments or revisions.

Construction Phase - Available for site visits and contractor questions to ensure the design is built as intended.

Current ADU Projects

We're currently converting a 675 sq ft detached garage in Croton-on-Hudson, NY into a one-bedroom apartment. The project includes installing a new 2-ton heat pump system, full kitchen and bath, and navigating the town's planning board approval process. We'll be adding project photos as construction progresses.
